How much does virtual staging cost in 2026?
A virtually staged photo costs $7 to $24 per image from a per-image editing service, or roughly $0.13 to $0.73 per image on an AI software subscription. A typical five-room listing therefore runs from under four dollars of subscription allowance to about $120 with a human editor — and can be free: ShowDwell’s free tier stages three rooms a month at full resolution.
What do per-image staging services charge?
You send a photo; a person — or a person supervising an AI — sends back a staged version, usually within a day or two. No subscription, judgment included.
| Provider | Price per image | Who does the work | Turnaround |
|---|---|---|---|
| BoxBrownie | $24 | Human editors | ~48 hours |
| Styldod | $16 | Hybrid human + AI | 24–48 hours |
| Apply Design | $7–10 (volume-tiered) | Self-serve AI (their description) | ~15 min (their claim) |
What do AI staging subscriptions cost?
You upload, the model stages, you review — in minutes. Priced as monthly credit allowances, which works out dramatically cheaper per image at any real volume.
| Provider | Monthly price | Effective per image | Free option |
|---|---|---|---|
| ShowDwell | $29–149 (free tier available) | $0.30–0.73 | 3 images/month, no watermark |
| REimagineHome | $19–119 | $0.13–0.63 | see their site |
| VirtualStagingAI | $16–79 | $0.53–2.67 | watermarked preview |
| virtualstaging.ai | $25–49; packs from $99/10 images | varies by plan | see their site |
Why is the price range so wide?
A $24 human edit and a $0.13 AI generation are different purchases. The human buys you a finished asset with no review work on your side. The AI buys you speed and volume — and puts the review on you, which is why tools worth using make the before/after comparison unavoidable rather than optional. Between those poles, hybrid services split the difference on both price and turnaround.
What does a full listing cost to stage?
| Provider | Five-room cost | Elapsed time |
|---|---|---|
| BoxBrownie | $120 | ~2 days |
| Styldod | $80 | 1–2 days |
| Apply Design | ~$50 | same day (their claim) |
| Any ShowDwell plan | $1.49–$3.63 of allowance | minutes |
| ShowDwell free tier | $0 for the first 3 rooms | minutes |
Do you have to disclose virtual staging?
Usually, yes — and it is free to do. Many MLSs publish explicit rules: ARMLS, CVR MLS and Canopy MLS all require virtually staged images to be identified, and NAR’s Code of Ethics requires listing media to present a true picture. Budget the label, not just the image.
How we checked these prices
Every figure comes from the provider’s public pricing page, captured on 1 September 2026. Providers change prices without notice; this page is refreshed quarterly by the ShowDwell team, and each table carries its check date. Spot a stale figure? Tell us and it gets corrected.
Which should you choose?
Staging a handful of images a year, and never want to touch software? A per-image service is honest value. Listing every week, or delivering photos professionally? The subscription math wins by an order of magnitude — see ShowDwell’s plans, the head-to-heads with BoxBrownie and REimagine Home, or start with what virtual staging is.
Cost questions, answered
What is the cheapest way to virtually stage a listing?
A free tier. ShowDwell stages three rooms a month free at full resolution with no watermark, which covers many single-listing needs outright. Beyond free, AI subscriptions work out between $0.13 and $0.73 per image, versus $7–24 per image for human-edited services.
Why do humans charge $24 when AI charges cents?
They are different products. A human editor absorbs the review work and returns a finished asset in about two days; an AI tool returns a candidate in minutes and puts the review on you. You are paying the human for judgment and turnaround tolerance, not just pixels.
Do these prices include revisions?
It varies. virtualstaging.ai advertises unlimited revisions on its plans; AI subscription tools effectively include retries as part of the credit model. Check each provider’s current terms — and treat any staging cost as incomplete until you know what a rejected image costs you.
Are there hidden costs?
The two to watch: disclosure obligations (most MLSs require virtually staged images to be labelled, which costs nothing but process) and re-delivery time when an image fails review — the real cost of a bad staging is rarely the fee, it is the listing delay.
